de Montfort Housing Society provides and manages homes to rent for those in need of housing. The Society deals fairly with all applicants whatever their sex, race, religion or sexual orientation. It has an open waiting list. The Society has over 2,000 properties, mostly in or around Leicester City, Leicestershire, Rutland, and South Nottinghamshire. These properties are for single people, couples, or families.

The method of deciding who will be housed is considered carefully, bearing in mind the following main factors:

• The present housing conditions of the applicant;
• Illness or disability affecting the applicant's ability to cope with present conditions;
• The length of time the applicant has been registered on our waiting list;
• Other housing options that may be available to the applicant, including taking account of their financial situation.

These circumstances are given degrees of priority through a points system.

The Society may refuse to accept applications from people who are considered to be adequately housed; or who have intentionally deprived themselves of housing, e.g., through eviction because of rent arrears. The Society will refuse to house people who have been responsible for racial harassment, or who express views that could lead to harassment or intimidation of others.

As well as dealing with direct applications, the Society houses a number of applicants who are put forward for consideration by local authorities and other referral agencies. Most schemes have nomination agreements with the local authority, and in some areas there are shared waiting list arrangements with the relevant local authority.

Applications for transfers are actively considered from existing tenants. In addition, exchanges are possible between Society tenants and those of other housing associations or local authorities.

The rules, policies and procedures contained within this section apply to all 'social' housing, let at rents below the true market level.
