Part of the Waterloo Group, New Linx Housing Trust owns and manages around 6000 properties for the ESHA Group across Lincolnshire. We provide a range of houses, bungalows, flats, maisonettes, bedsits and studio flats some of which benefit from housing support provided by our Scheme Managers. We also work with partner organisations to deliver a range of care support in our Extra Care facility.
Working closely with the District, City and Borough Councils in Lincolnshire, New Linx accepts nominations to our properties for around 70% of vacancies. We also operate a Choice Based Lettings system for the remaining vacancies, giving applicants an opportunity to ‘bid’ for those available properties meeting their housing needs.
Our tenants are a valuable source of ideas for service enhancements and improvements and five tenants sit on the twelve strong New Linx Board. In addition there are a further seven tenants who work with the Board Directors on a Tenants Advisory Committee helping to monitor performance and consider proposals for service improvements.
We deliver a repairs and maintenance service to all of its tenants through a highly regarded Direct Labour Organisation – The Building Maintenance Workforce. Undertaking almost 25,000 repairs each year across the whole of Lincolnshire and achieving a high percentage of agreed appointments, our tenants continue to praise the diligence and friendliness of our front line tradesmen.
Our Housing Officers assist tenants to find appropriate homes and help them to deal with local issues by providing advice or signposting them to other agencies who may be better placed to help. Working closely with the Police, the District and County Councils, Citizens Advice Bureau and the Community Mediation Service we are able to make our Communities pleasant places to live.
